Project Overview

When someone purchases a sectional title property, they do not purchase just the area that they will be dwelling in, but also a section or portion of shared property that is part of the communal area of a shared property. This usually applies to flats or complexes, where there is a communal pool, clubhouse, mailbox etc. This means that the owner takes responsibility for paying a portion (levy) towards the use of these communal areas under their sectional title. We undertake the creation (and, subsequently, amendments and extensions) of Sectional Plans and associated documentation for lodgement and approval by the Director of Survey.

Subdivision is the process of creating individual titles for land parcels. A subdivision survey is the process of splitting a tract of land into smaller parcels. The subdivision survey is completed when an owner desires to split a parcel of land into two or more parcels. The level of detail required will be determined by the governing jurisdiction. When a plot is divided it is imperative that the newly formed plots meet zoning requirements

Engineering surveys are required for the design and construction of civil engineering projects such as roads, railways, bridges, tunnels, buildings etc. . We help Engineers, architects and building construction teams ensure that the projects progress according to their designs, structures are built within given tolerances and comply with the quality standards and building regulations.
The type of work we deliver for our clients includes: As-Built Surveys: During and after construction a survey is performed to determine the location, both horizontally and vertically, of the constructed objects in order to determine if the project conforms to standards set by the construction plans and/or governmental entity. Construction Staking:
Using engineer and architecture construction drawings, survey stakes are established on the project site which gives the location and elevations of the proposed improvements.
Monitor Surveys: The process of a Monitor Survey may include installation of a permanent monument for vertical control and checking an existing building, for movement, usually during construction adjacent to the existing building.

The broad objective of development is to regulate and manage land development activities with the aim of achieving sustainable development. These broad connotations have a direct bearing on why planning is undertaken. It therefore means that planning cannot be complete without an attachment of development control. APS’s Physical Planners are able to Process Development applications in all counties in Kenya, this is because all development must secure approval permits to commence construction. We offer professional services in development applications such as subdivisions, change of user, extension of lease, renewal of lease.

We conduct Boundary Identification Surveys throughout our Counties. Boundary Establishment survey is a survey that identifies and marks existing property boundaries.
Boundary Re-Establishment survey on the other hand is the process of reconstructing the position of the property beacons and boundary. This may be required for a number of reasons, for example, for site planning or to settle a boundary dispute with a neighbor.
During the survey we determine the location of the land boundary and mark the boundary corners on the ground. Afterwards, as required by law, we prepare a ground survey report and we lodge the Survey plan with the relevant survey department. This process is carried out by our registered surveyors and is accompanied with beacon certificates.

Topographic surveys describe the natural and man-made features of properties. These features include fences, land contours, trees, streams, buildings, etc., as well as the elevation of the land. They are used by engineers and architects for the design of improvements to a development on a site and provide important information about the exact height, size, and placement of a given property. These surveys are also be used to form plans for drainage, ditches, grading, and other property features
